Commute time, schools, healthcare, family connections, and everyday shopping usually matter more than a single headline amenity. Test the route at the times you will actually travel.
Compare like with like
Separate the value of the location from the value of the project. Compare similar property ages, sizes, specifications, and possession stages before deciding whether a price premium is justified.
Visit more than once
A second visit can reveal traffic, noise, sunlight, parking, and neighbourhood activity that a scheduled sales visit may not show.
Benchmark against zone price bands
Ahmedabad's locality prices cluster by zone rather than moving uniformly. East and North-zone pockets typically sit in the ₹3,000-4,500 per sq ft range, while West-zone corridors like SG Highway and Prahlad Nagar command ₹5,500-8,500 per sq ft. If a shortlisted locality is priced well outside its zone's band, ask why — it may reflect a genuine upgrade in infrastructure, or simply an aggressive asking price.
Check the appreciation trend, not just the current rate
Some localities have re-rated sharply over the last few years as roads, metro connectivity, and social infrastructure matured around them. A locality with strong recent appreciation and visible ongoing development is a different bet than one that is merely cheap today with no clear catalyst for growth.
Confirm RERA registration before you shortlist further
Before you get attached to a specific project, verify it is registered with GujRERA and check the promised possession date, sanctioned layout, and any recorded complaints on the state RERA portal. A registered project gives you a right to timely possession, delay compensation, and a formal grievance route — protections worth checking before, not after, a site visit.
