Prepare your finances and documents before you commit to a property timeline.
Know the complete cash requirement
The down payment is only one part of the purchase. Keep room for registration, taxes, professional fees, moving, furnishing, and a contingency reserve.
Organise documents early
Identity, income, bank, tax, and existing-loan records are commonly requested. Early preparation reduces avoidable delays once you identify a suitable property.
Compare beyond the interest rate
Review processing fees, reset terms, insurance bundling, prepayment conditions, turnaround time, and service quality. Final eligibility and terms always remain subject to the lender.
Understand where rates currently sit
Home loan rates in India are presently offered from around 7.10% p.a. by select public-sector lenders for borrowers with strong credit scores, with most applicants seeing offers in the 7.65%-8.50% p.a. band depending on credit score, income, and loan amount. Shop across two or three lenders rather than accepting the first quote — the spread between offers can be wide even for similar profiles.
Know how the repo rate affects your EMI
Most floating-rate home loans today are benchmarked to the RBI's repo rate through EBLR or RLLR-linked pricing. When the RBI moves the repo rate, lenders typically pass the change through to your loan's reference rate, which then adjusts your EMI or tenure. Ask your lender how frequently the rate resets and how a future rate change would be applied, so there are no surprises after disbursement.
Verify the project before you commit to a lender
Most banks will only finance apartments in RERA-registered projects with clear title and sanctioned plans. Confirming a project's GujRERA registration and promised possession date early avoids a scenario where your loan approval stalls because the project's documentation is incomplete.
